PROJECT DELIVERY METHODS
Design Build
Design building involves a contract between the owner and Nadeau Corporation in
which the emphasis is a timely formulation of the design and construction scheme.
Design then becomes our responsibility, and we team with several locally and
nationally renowned architectural firms to create superior construction projects.
Construction Management
Construction management is a contract with the owner that utilizes Nadeau Corporation
to provide oversight of the construction process. Nadeau Corporation typically does
little physical onsite construction with this construction methodology but rather acts
as a coordinator for sub-contractors, suppliers and tradesman to complete a construction
project within the owner's schedule and budget.
Cost Plus
Cost plus is a method of structuring the pricing of construction projects that takes the
actual direct costs that will be incurred by Nadeau Corporation and marks up those costs
with an agreed upon overhead and profit margin.
Hard Bid
Hard bid is the process of selecting a construction contractor that places a number of
contracting firms in direct competition with each other. The winning firm has the lower
cost total package. Nadeau Corporation prides itself on regularly winning such competitions.
Development
Development is the process of locating raw land or existing buildings and structuring a
construction project for our clients. You provide us with location parameters and our
development arm, relying on resources in the real estate market, research site availability
for your particular needs and demands.
